IMPORTANT CONSIDERATIONS

PREPARATION

  1. Allow 2 yrs to find the land and for development all the way through to occupancy.
  2. First develop clear idea of type and size of property/building needed, allow for growth.
  3. Determine specific geographic areas that are acceptable.
  4. Request the developer to propose at least 4 site alternatives.
  5. Find out in advance what are included as standard tenant improvements.

CHOOSING A VENDOR

  1. Look for a vendor with a strong and real presence within the area you are interested.
  2. Visit actual projects to determine quality of work (do not rely on developer's literature.)
  3. Talk to tenants in buildings that were developed by the developer.
  4. Developer should be committed to property during and after development.
  5. Check financial stability: longevity in market, existing leased; contact bankers.
