- Allow 2 yrs to find the land and for development all the way through to occupancy.
- First develop clear idea of type and size of property/building needed, allow for growth.
- Determine specific geographic areas that are acceptable.
- Request the developer to propose at least 4 site alternatives.
- Find out in advance what are included as standard tenant improvements.
CHOOSING A VENDOR
- Look for a vendor with a strong and real presence within the area you are interested.
- Visit actual projects to determine quality of work (do not rely on developer's literature.)
- Talk to tenants in buildings that were developed by the developer.
- Developer should be committed to property during and after development.
- Check financial stability: longevity in market, existing leased; contact bankers.
